What is stamp duty?

Stamp duty (also called transfer or conveyance duty) is a tax charged by each state and territory when you buy property. It's generally calculated on the purchase price or market value of the property, whichever is higher, and every state sets its own rates, concessions and due dates. For many buyers it's one of the largest upfront costs after the deposit.

Some buyers pay less. First home buyers may be eligible for an exemption or concession below certain price thresholds, while foreign buyers generally pay an additional surcharge. Factoring stamp duty into your budget early helps you work out how much you'll really need to buy.
